Preparing for growing commercial activity, EXIT Realty Consultants recently relocated its Ceres office to 3018 E. Service Road, Suites 104-105, located at the corner of Service and Mitchell roads.
The local real estate office is one of seven office territories owned and operated by Kris Klair. He opened his first office in Turlock in 2005 and since has acquired territories in Ceres, Fresno, Manteca, two offices in Modesto, and recently Tracy.
The Ceres office has grown from five agents when it first opened on Mitchell Road near Walmart in December 2011 to now nearly 30 agents, requiring more space. Overall the company has grown to nearly 160 agents across the Valley.
“We are so excited about our new location in Ceres,” said Klair. “It’s right off the freeway, making it even easier for our clients to get to us and giving us twice as much space as what we had.”
The 3,200-square-foot office and will allow Klair to offer private office spaces and cubicles for agents, a large conference room, client meeting room and other amenities for agents and clients.
“Our growth has been slow but steady. We’re bringing on quality agents that are all bringing in business, contrary to many other companies that only see 20 percent of the agents doing 80 percent of the brokerage’s business.”
Klair says his company has grown because of training, the tools, the agents’ morale and the business model.
“We are continuously providing free training to our agents and our agents are utilizing it,” said Clarissa Azevedo, an EXIT Realtor and trainer for the company. “Our goal is to have the most educated and equipped real estate agents in the industry.”
Classes range from contract training to marketing and disclosures to ancillary services like escrow and title or lending services.
And what’s special about the agents’ morale?
“In our company, our agents work together to help each other grow. Due to our business model our agents invite other agents to become part of the company and soon they become a mentor. They have a vested interest in their sponsored agent’s success,” said Klair.
The business model is unseen in any other franchise or independent brokerage – that’s because it is patented by EXIT Realty Corporation. The unique model rewards agents for helping the company grow. EXIT agents who introduce new agents to the company are rewarded a 10 percent bonus each time that new agent closes a transaction. The bonus stems from the broker, not the agent. Each and every agent has the ability to earn up to $10,000 in residual income from their “sponsored” agents every year they are with the company.
“Our residual program mirrors that of what is seen in the music or insurance industries. It’s not a new concept, but EXIT Realty is the only real estate company with such a model,” said Klair.
He added that other benefits from EXIT include retirement and death benefit opportunities – two benefits often unseen with other brokerages.
“We’re always looking to hire agents at all of our offices. If someone is not licensed we can help with that too,” he said.
